Attorneys draft and redline the full lease document. This is where LOI terms become legally binding language and every clause is scrutinized. The most important phase for long-term protection.

Both parties sign the fully negotiated lease. Lender consent (if required) is obtained. Security deposit and first month's rent are paid. The lease becomes legally binding.

Tenant improvement build-out transforms raw space into your operational home. Often the most stressful phase — contractor coordination, permit delays, and budget overruns are common.

The lease term officially begins. Rent commencement may be simultaneous or follow a free-rent period. Complete your move-in, document premises condition, and begin operations.

The active lease period. Manage ongoing obligations: rent payments, CAM reconciliations, operating expense audits, maintenance responsibilities, and landlord relationships.

Begin renewal or exit planning 12–18 months before lease expiration. This is your maximum leverage window. Whether renewing, relocating, or contracting — the decisions made here define your next 5–10 years.
